No. You continue to list and market the property in your MLS and sign contracts through your existing e-signature workflow. Present My Offer handles offer submission, comparison, revisions, counters, status, and seller review.
Sellers only receive access after the listing agent invites them. Their access is view-only. They can review the offer information and documents made available in the seller dashboard, including estimated net proceeds when the listing agent has configured a net sheet.
The primary listing agent controls the listing, offer statuses, seller invitations, and communications. Present My Offer organizes product activity; it does not select an offer or replace the agent's advice and negotiation.
Individual listing agents can create their first two listings at no charge. After that, unlimited listings require the $10 monthly or $100 annual plan. Buyer agents continue to submit offers free without an account.
Present My Offer uses HTTPS encryption for data in transit, secure password hashing, protected database storage, rate limiting, and Cloudflare protection. Access is role-based: only the people you invite to a listing can see its offers and documents. See Security & Privacy below for more.

Present My Offer (PMO) is a professional offer management platform built for real estate agents and brokers. It streamlines the process of receiving, reviewing, and managing purchase offers on your listings. Create a unique submission link for each property, and buyer agents can submit offers directly through the platform.
Buyer agents can submit offers for free without creating an account. Just click the listing link, fill out the form, and submit. Free accounts can also create their first 2 listings at no charge. Beyond that, creating listings requires a paid subscription. We offer plans for individual agents and brokerages of all sizes.
PMO works on all modern browsers including Google Chrome, Mozilla Firefox, Safari, and Microsoft Edge. We recommend keeping your browser updated to the latest version for the best experience.
PMO is available for real estate professionals across the United States. The platform uses Google Places for address verification, supporting addresses nationwide.
Getting Started
Creating an account is easy:
- Click "Sign Up" on the website
- Register with your email and password, or sign in with Google, Facebook, or Apple
- Complete your profile by adding your name and phone number
- Choose a subscription plan if you want to create listings
Passwords must be at least 12 characters long. We follow NIST guidelines which recommend longer passwords over complex ones with special characters.
Click "Forgot Password?" on the login page and enter your email address. You'll receive a reset link via email (check your spam folder if you don't see it). The link expires after 1 hour.
A phone number is required in your profile before you can submit offers. This allows listing agents to contact you directly about your submissions.
Yes. Go to Settings and request an email change. A confirmation link is sent to your new address, and your email only changes after you click it. The link expires in 24 hours, and your old address receives a security notice. This works for both password and social login (Google, Facebook, Apple) accounts.
Listings
From your dashboard, click "+ New Listing" and fill in the property details:
- Property address (search or enter manually)
- List price and listing start date
- MLS number (optional)
- Property photo (optional, JPEG or PNG, max 10MB)
Click "Create Listing" and you'll receive a unique shareable link.
All paid plans include unlimited listings. Create as many as you need without any additional charges.
Yes, you can update listing details at any time. Your listing keeps a full edit history, so you can always see what changed and when.
PMO uses archiving instead of deletion, so your records are never lost. Deactivate a listing when the property is under contract, or archive it once it sells. Archived listings and all their offer data stay available to you and can be restored at any time.
Yes. You can upload a single property photo (JPEG or PNG, max 10MB) when creating or editing a listing. The photo appears on the offer submission form so buyer agents can see the property before submitting. Uploading a new photo replaces the previous one.
Yes. You can invite up to 5 sellers per listing to view and track offers in real time through their own dashboard. Each seller receives an email invitation that expires after 7 days. You can resend or remove invitations from the listing detail page. Sellers have read-only access.
A co-listing agent is a second agent added to a listing with read-only access. They can view all offers, documents, and activity on the listing, and can also invite and manage sellers. One co-listing agent is allowed per listing. All write operations stay with the primary listing agent.
Yes. From any listing detail page, you can export offers in two formats:
- PDF Report: A formatted summary table plus individual detail pages for each offer. Use your browser's print dialog to save or print.
- CSV Spreadsheet: All active offer data downloaded as a file, sorted by price. Ready to open in Excel or Google Sheets.
Sellers can also export from their dashboard (without buyer agent names).
Yes. Use the Search page to find active listings by property address or MLS number. Note that search only covers listings created on Present My Offer. It does not search the broader MLS. MLS number search only works when the listing agent included one.
Yes. Use Agent Remarks to add internal notes to any offer on your listings. Remarks are timestamped and private by default. You can toggle individual remarks to be visible in the seller portal if you want to share observations with your sellers.
Yes. Use the Deactivate option on the listing detail page to stop accepting new offers. The offer link will show the listing is no longer accepting submissions. Click Activate at any time to resume. This is different from archiving, which is for properties that have sold or are no longer on the market.
Yes. Check "This is a rental" when you create a listing. Rental listings adapt the whole flow:
- Pricing is shown as monthly rent with a /mo suffix (e.g. $2,500/mo)
- The offer form uses Rent Offer and Move-in Date, and hides purchase-only fields like financing, down payment, and contingencies
- A Rental badge appears on the listing and its offers throughout the app
You can switch a listing between sale and rental until it receives its first offer; after that the listing type is locked.
Yes. Configure a net sheet on the listing with your listing commission, buyer's agent commission, estimated closing costs, and mortgage payoff. PMO then calculates each offer's estimated net to the seller and adds a Net to Seller column to your offer table, so you can compare offers by what they actually return rather than just the offer price. Each offer's detail page shows the full itemized breakdown, and sellers with portal access see their estimated net proceeds too.
Yes. Use the Best & Final notice on the listing to broadcast a deadline to every buyer agent with an active offer. Each agent receives an email with the deadline, your notes, and a link to submit their final offer. The deadline also appears on the public offer link, and you can re-send or extend it at any time.
Yes. Click Counter on any active offer to send a counter price, optional notes, and an optional respond-by date. The buyer's agent receives an email with the details and a link to submit a revised offer. The offer card shows a "Countered at" badge with the date of the latest counter, and the full counter history is kept on the offer. Counters on PMO are an invitation to submit a revised offer, not a binding contract.
Offers
- Open the offer link shared by the listing agent
- No account needed. Enter your name, email, and phone number
- Fill out the offer form with price, financing, and other terms
- Upload your contract documents (PDF, JPEG, or PNG)
- Check the attestation box and submit
PDF, JPEG, and PNG files are accepted, up to 15 files and 50MB total per offer. PDFs are best for contracts; images work well for pre-approval letters or proof of funds.
Yes. Use the Revise Offer option to submit updated terms. Your previous version is automatically withdrawn and replaced, keeping a clean revision history. You can also withdraw an offer entirely if needed.
Your offer is visible to the listing agent, their broker (if applicable), any co-listing agent on the listing, and any sellers the listing agent has invited. Other buyer agents cannot see your offer.
For Brokers
From your dashboard, find the "Your Team" section and click "+ Invite Agent." Enter the agent's email address and click "Send Invitation."
It depends on your plan:
- Broker Tier 1: Up to 20 agents
- Broker Tier 2: Up to 50 agents
- Broker Tier 3: Up to 100 agents
Yes. Go to the listing detail page, click "Reassign Agent," select another agent from your team, and confirm.
Billing
We offer four plans:
- Individual Listing Agent: $10/month or $100/year
- Broker Tier 1: $180/month or $2,000/year (up to 20 agents)
- Broker Tier 2: $400/month or $4,000/year (up to 50 agents)
- Broker Tier 3: $700/month or $6,700/year (up to 100 agents)
Yearly plans save approximately 17% compared to monthly billing.
We accept all major credit and debit cards through Stripe, including Visa, Mastercard, American Express, and Discover.
Go to Settings > Billing and click "Cancel Subscription." Your access continues until the end of your current billing period.
Canceling stops future billing, and your access continues until the end of the current billing period. Your listings and offer records are not deleted, and you can export everything as PDF or CSV before your access ends. If you resubscribe later, your account picks up where you left off.
Security & Privacy
Yes. PMO uses industry-standard security measures including:
- HTTPS encryption for all data in transit
- Secure password hashing
- Protected database storage
- Rate limiting to prevent abuse
- Cloudflare protection for DDoS and bot mitigation
Your listings, offers, and documents are your records. Only the people you grant access to (your sellers, co-listing agents, and your broker if you're on a team) can see them, and you can export everything as PDF or CSV at any time.
Yes. PMO keeps a documented history of every offer, revision, and status change, and listing edits are versioned. When you need to know what happened and when, the answer is always there.
