Getting Started
Creating an Account
- Visit the PMO website and click "Get Started" or "Sign Up"
- Register using Email & Password, or sign up instantly with Google, Facebook, or Apple
- Verify your email address (social login accounts are verified automatically)
- After registration, select your role: Free User, Agent, or Broker
Logging In
- Go to the login page
- Enter your email and password, or sign in with Google, Facebook, or Apple
- You'll be redirected to your dashboard
Use a minimum of 12 characters. Longer passwords are more secure than complex ones with special characters.

For Listing Agents
Creating a New Listing
- From your Dashboard, click "+ New Listing"
- Enter the property address using search or manual entry
- Fill in: List Price, Listing Start Date, MLS Number (optional), Unit/Apt (optional)
- If the property is for rent, check "This is a rental". You can also change this later from the listing edit screen, as long as the listing has no offers yet. See Rental Listings below for how rentals differ.
- Optionally upload a property photo (JPEG or PNG, max 10MB). This photo will be visible to buyer agents on the offer submission form.
- Optionally enter a seller email address to automatically send a seller portal invitation when the listing is created
- Click "Create Listing"
- Copy and share your unique offer link
Rental Listings
Checking "This is a rental" when you create a listing marks it as a rental and adapts the listing and its offers throughout PMO:
- The price field becomes Monthly Rent, and amounts display with a /mo suffix (e.g. $2,500/mo) everywhere the listing or its offers appear
- A Rental badge appears on the listing and its offers across My Listings, search, the seller portal, and the public offer page
- On the offer form, "Offer Price" reads Rent Offer and "Closing Date" reads Move-in Date
- The rental offer form hides purchase-only fields (financing type, down payment, seller concessions, and all contingencies) as well as the buyer contact section
- CSV and PDF exports for rentals use rent terminology and leave the purchase-only columns blank
You can switch a listing between sale and rental from the listing edit screen until it receives its first offer. Once any offer has been submitted, including withdrawn ones, the listing type is locked. Type changes are recorded in the listing's edit history.
Sharing Your Offer Link
Once you create a listing, PMO generates a unique branded shortlink (e.g. myoffer.to/abc123). Share it via:
- Email or text message
- MLS remarks
- Your website or social media
Anyone with the link can submit an offer. No account required.
Copy your shortlink and paste it into the remarks section of your MLS listing. This lets buyer agents know exactly where to submit offers and ensures all offers come through one organized system.
Reviewing Offers
When offers come in, you'll see them on the listing detail page with:

All changes are versioned. Click "View History" to see the complete edit history of any listing.
Net Sheet (Estimated Net to Seller)
The net sheet lets you compare offers by what they actually return to the seller, not just the headline price. Configure it once per listing and PMO applies it to every offer.
- On the listing detail page, open the Net Sheet settings
- Enter your listing commission %, the buyer's agent commission %, estimated closing costs, and the mortgage payoff
- Save. PMO calculates each offer's estimated net to seller automatically
For each offer, the estimated net to seller is: Sale Price − listing commission − buyer's agent commission − closing costs − mortgage payoff − seller concessions. A Net to Seller column appears on the offer table, and each offer's detail page shows the full itemized breakdown. Closing cost and payoff amounts are entered with automatic thousands separators.
When a seller has portal access and you've configured a net sheet, their estimated net proceeds appear for every offer in their dashboard. You can edit the net sheet at any time. Co-listing agents can configure it as well.
Call for Best & Final Offers
When you want every interested buyer to put forward their strongest terms, broadcast a best-and-final notice to every buyer agent who has an active offer on the listing:
- On the listing detail page, click "Best & Final notice"
- Pick a deadline and optionally add notes
- Send. Each active buyer agent receives an email with the deadline, the property, your notes, and a link to submit their final offer
The deadline is shown publicly on the offer link. It is a soft alert, so offers submitted after the deadline are still accepted. You can re-send or extend the call at any time, and a banner shows when the last alert was sent.
Co-listing agents can send a best-and-final call too.
Sending a Counter Offer
When an offer is close but not quite there, you can counter it directly from the listing page:
- On the listing detail page, find the active offer and click "Counter"
- Enter your counter price (on a rental listing, this is the monthly rent)
- Optionally add notes and a respond-by date
- Click "Send Counter". The buyer's agent receives an email with the counter price, your notes, the respond-by date, and a link to submit a revised offer
Once sent, the offer card shows a "Countered at $X" badge with the date of the latest counter. If you counter the same offer again, the badge updates and the full history of previous counters appears in the counter form.
Co-listing agents can send counter offers too.
A counter on PMO is an invitation for the buyer to submit a revised offer. It is not a binding counter offer or contract. All contract execution happens outside the platform.
Exporting Offers
You can export offer data from any listing detail page in two formats:
- PDF Export – Click "Export PDF" to generate a formatted report. The report includes a summary table of all active offers sorted by price (highest first), followed by individual detail pages for each offer showing all terms, contingencies, and attached documents. Use your browser's print dialog to save as PDF or print directly.
- CSV Export – Click "Export CSV" to download all active offer data as a spreadsheet. The file includes offer price, down payment, financing type, contingencies, closing date, and submission date. The file is automatically named with the property address and current date (e.g., 123-oak-street-offers-2026-04-05.csv).
Sellers can also export PDF and CSV reports from their dashboard. Seller exports do not include buyer agent names for privacy.
Agent Remarks
You can add internal notes to any offer on your listings:
- Open an offer from the listing detail page
- Find the "Agent Remarks" section
- Type your note and click "Save"
- Optionally toggle "Visible to seller" to share the remark in the seller portal
Remarks are timestamped and attributed to the author. Use them to track internal observations, flag details for your sellers, or note follow-up items on specific offers.
By default, remarks are private to the listing agent. Toggle "Visible to seller" on individual remarks to share them with invited sellers.
Editing a Listing
You can update your listing details at any time from the listing detail page:
- List Price – Update the asking price as market conditions change
- Listing Instructions – Add or update special instructions for buyer agents
- Property Photo – Upload, replace, or remove the listing photo
- Offer Deadline – Set or change a deadline for offer submissions
Each edit creates a new version in the listing's history. You'll be asked to provide a reason for the change, which is recorded in the edit history.
Deactivating & Reactivating a Listing
If you need to temporarily stop accepting offers on a listing:
- Go to the listing detail page
- Click "Deactivate" to stop accepting new offers
- The listing status changes to Inactive and the offer link will show the listing is no longer accepting offers
- Click "Activate" at any time to resume accepting offers
Archiving a Listing
When a property has sold or is no longer on the market, archive the listing to keep your dashboard clean:
- Go to the listing detail page
- Click "Archive"
- The listing moves to your Archived tab on the My Listings page
- To restore an archived listing, open it and click "Unarchive"
Archived listings and their offers are preserved and can be viewed at any time. They simply no longer appear in your active listings.
Searching Listings
Use the Search page to find active listings on Present My Offer:
- Address Search – Type a property address to find listings by location
- Results show the address, list price, MLS number (when the listing agent included one), and the listing's offer link
From search results, you can view listing details and submit offers directly.
Search covers listings created on Present My Offer. It does not search the broader MLS or other listing platforms.
Inviting Sellers
You can invite up to 5 property sellers (homeowners) per listing to view all offers in real time.
- Go to the listing detail page
- Click "Invite Sellers"
- Enter up to 5 seller email addresses
- Click "Send Invitations"
Each seller receives an individual email invitation. Once accepted, they can see all property details, view all offers (read-only), and download offer documents.
You can manage seller invitations from the listing detail page. Use the menu on each seller entry to resend an invitation or remove a seller.
Each listing supports up to 5 seller invitations. Invitations expire after 7 days and can be resent. Sellers have read-only access and cannot modify anything.
Co-Listing Agents
The co-listing feature allows a listing agent to add one co-listing agent to a listing. The co-listing agent gets shared access to the listing, its offers, and attached documents, and can work the offer process alongside you.
What Co-Listing Agents Can Do
- View listing details – See property information, list price, and listing status
- View all offers – See every offer submitted on the listing
- Download documents – Access contracts, pre-approval letters, and other attachments
- Invite sellers – Send, resend, or revoke seller invitations
- Configure the net sheet – Set up or edit the listing's net sheet
- Send best & final calls and counter offers – Run the offer process alongside the primary agent
- View edit history – See the full history of listing changes
Co-listing agents cannot edit listing settings, change the list price, set offer deadlines, deactivate, or archive the listing. Those controls remain with the primary listing agent.
Adding a Co-Listing Agent
The primary listing agent, their broker, or a PMO admin can add a co-listing agent:
- Go to the listing detail page
- Find the "Co-Listing Agent" section
- Enter the co-listing agent's email address
- Click "Add Co-Listing Agent"
What happens next depends on whether the co-listing agent already has a PMO account:

Accepting a Co-Listing Invitation
If you received a co-listing invitation email:
- Click the link in the invitation email
- Log in or create a free account using the same email that received the invitation
- Click "Accept Invitation"
- The listing will appear in your My Listings page with a "Co-listing" badge
Listings where you are the co-listing agent are marked with a "Co-listing" badge on the My Listings page so you can easily distinguish them from your own listings.
Removing a Co-Listing Agent
The primary listing agent, their broker, or a PMO admin can remove a co-listing agent at any time:
- Go to the listing detail page
- Find the "Co-Listing Agent" section
- Click "Remove"
- Confirm the removal
Access is revoked immediately. If there is a pending invitation instead of an active co-listing agent, you can revoke the invitation the same way.
Each listing can have one co-listing agent at a time. To add a different co-listing agent, remove the current one first.
For Buyer Agents
Buyer agents can submit offers without creating an account. Just provide your name, email, and phone number when submitting. If you want to track your offers or withdraw them later, you can claim your account after submitting.
Submitting an Offer
- Open the offer link shared by the listing agent
- Enter your name, email, and phone number
- Review the property details, list price, and listing photo (if uploaded by the listing agent)
- Fill out the offer form with all required fields
- Check the attestation box confirming authorization
- Click "Submit Offer"
If you've already submitted an offer on this listing, PMO will detect it and give you the option to revise your existing offer instead of creating a duplicate.

Uploading Documents
Attach your contract documents, such as purchase contracts, pre-approval letters, and proof of funds. At least one document is required to submit an offer:
- Up to 15 files per offer (PDF, JPEG, or PNG)
- Up to 25MB per file, 50MB total per offer
- Documents are securely stored and accessible to the listing agent and seller
If you set a down payment, you can enter it as a dollar amount or a percentage of the offer price; the form converts between the two automatically.
Tracking Your Offers
View all your submitted offers from My Offers in the navigation bar. Each offer shows its current status, the property address, offer price, financing type, and submission date. Use the filter to switch between All, Active, and Withdrawn offers.
Withdrawing an Offer
If you need to retract an offer:
- Go to My Offers and click on the offer
- Click "Withdraw Offer"
- Optionally provide a reason for withdrawal
- Confirm the withdrawal
Withdrawn offers cannot be un-withdrawn. If you change your mind, you would need to submit a new offer.
If you submitted without an account, you can withdraw from the public offer page. Click "Withdraw this offer" and PMO emails you a confirmation link; click it within 24 hours to complete the withdrawal.
Revising an Offer
Instead of withdrawing and resubmitting, you can revise an existing offer to update its terms:
- Go to My Offers and click on the active offer you want to revise
- Click "Revise Offer"
- The form will be pre-filled with your original offer details
- Update any fields you want to change (price, financing, contingencies, etc.)
- Click "Submit Revised Offer"
When you submit a revision, the previous version is automatically withdrawn and replaced by the new version. The listing agent can see the full revision history.
If the listing agent counters your offer, you receive an email with the counter price, any notes, and a respond-by date if one was set. The email includes a link to submit a revised offer through the same offer link you used originally.
Claiming Your Account
If you submitted an offer without creating an account, you can claim your submission history:
- Check your email for a "Claim Your Account" message from PMO
- Click the link and set a password
- Your previous offer submissions will be linked to your new account
Once claimed, you can track all your offers, withdraw them, or submit revisions from your dashboard.
For Sellers
As a property seller (homeowner), your listing agent can invite you and up to 4 other sellers to PMO so you can view every offer submitted on your property in real-time. No more waiting for your agent to forward offers. You'll have direct access to your own dashboard showing all offer details, documents, and submission times.
Accepting an Invitation
- You'll receive an email invitation from your listing agent
- Click the link in the email (expires in 7 days)
- Log in or create a free account using the same email that received the invitation
- Click "Accept Invitation"
- You'll be redirected to your seller dashboard
You must log in with the exact email address that received the invitation. This is a security measure to protect your property information.
Using the Seller Dashboard
Once you accept, click "My Property" in the navigation bar to access your seller dashboard. This is your central hub for tracking all activity on your listing.
Property Details
- Property address and list price
- Listing date and MLS number
- Your listing agent's contact information
View All Offers in Real-Time
Your dashboard displays every offer submitted on your property. As soon as a buyer's agent submits an offer, it appears in your dashboard. For each offer, you'll see:

Common Contingencies Explained
- Inspection – Buyer can inspect the property and negotiate repairs
- Appraisal – Property must appraise at or above the offer price
- Financing – Buyer must secure a loan from their lender
- Sale of Home – Buyer must sell their current home first
Downloading Documents
For each offer, you can download attached documents like purchase contracts, pre-approval letters, and proof of funds by clicking the "Download" button.
Email Notifications
Stay informed without constantly checking the dashboard. Go to My Account > Notifications to enable email alerts for:
- New offer received - Get notified instantly when a buyer's agent submits an offer on your property
You can turn notifications on or off at any time. Every notification email also includes a one-click unsubscribe link.
Enable email notifications to know when new offers arrive, then log into your dashboard to review the full details, compare offers side-by-side, and download documents.
As a seller, your access is read-only. You cannot edit the listing, respond to offers directly, or invite others. All negotiations should go through your listing agent.
For Brokers
Team Management
As a broker, you can build and manage your team of agents from your Dashboard.
Inviting Agents
- From your Dashboard, find the "Your Team" section
- Click "+ Invite Agent"
- Enter the agent's email address
- Click "Send Invitation"
Reassigning Listings
If an agent leaves your team or you need to transfer a listing, you can reassign it to another agent on your team:
- Go to the listing detail page
- Click "Reassign"
- Select the agent to reassign the listing to
- Confirm the reassignment
Managing Agent Licenses
The broker dashboard shows every agent on your team with their status (pending, active, or revoked) and each agent's listing and offer counts. From there you can:
- Resend a pending invitation that hasn't been accepted yet
- Revoke an agent's access. Their seat frees up and their listings can be reassigned
- See your seat usage (seats used vs. your plan's limit) at a glance

Yearly plans save approximately 17% compared to monthly billing.
Free accounts can create up to 2 listings at no charge, with full listing management, before a subscription is required. Buyer agents never need a paid plan to submit offers.
Account Settings
My Account Menu
Click "My Account" in the navigation bar to access:
- My Profile – Update your display name, brokerage name, and phone number
- Notifications – Configure email alerts (see below)
- Billing – View your plan, manage payment, or change subscription
- Documentation – Access this user guide
- Sign Out – Log out of your account
You must have a phone number in your profile before you can submit offers. This ensures listing agents can contact you about your submissions.
Changing Your Email Address
You can change the email address on your account from Settings. This works for any logged-in, verified user, including Google, Facebook, and Apple accounts.
- Request the change from Settings. Password accounts re-enter their current password; social login accounts confirm on their active session
- A confirmation link is sent to your new address
- Click the link to complete the change. Your email only updates after you confirm, and the link expires in 24 hours
Once the change is complete, your old address receives a security notice, you are logged out so your next login uses the new email, and any outstanding password-reset links are invalidated.

Go to My Account > Notifications to toggle each notification on or off:

Troubleshooting
Can't Log In
- Check your email – Make sure you're using the correct email address
- Reset password – Click "Forgot Password" on the login page
- Check caps lock – Passwords are case-sensitive
- Clear browser cache – Try clearing cookies and cache
Can't Submit an Offer
- Provide contact info - Your name, email, and phone number are required
- Upload a contract - At least one document (PDF, JPEG, or PNG) is required
- Check listing status - The listing may be deactivated
